The Sucky Kind of Deja Vu
I thought I had solved this in January of 2006 by sealing off leakages from the hot water heater. Since both “finds” linked above were wrong.
But no. This morning at 7:30, water just started POURING through the ceiling hatch and the fan cutout. After waking up our tenant, I discovered that it wasn’t the shower at all, but the hot water heater. Totally leaking hemhorraging water. Fun! Managed to find one of the shutoff valves (didn’t work), and hooked up an extra hose to the outlet valve at the bottom, draining into the tub. Turned off the OTHER shutoff valve, located in the ceiling of our bathroom, still no luck. So, I filled a few containers of water, filled a bucket for flush-water for the downstairs bathroom, and shut off the house. Then took pictures, prepared the upstairs for the plumbers, and left.
At least some combination of insurance and tax writeoff will cover this mess. And at least it’s happening when grandparents are about, and our tenants are essentially not around.
Ah, home ownership. Such joy!
